Trade work is a different discipline from domestic plastering, and we treat it as one. A main contractor needs a gang that turns up when the programme says, keeps quality consistent across forty rooms rather than heroic in one, and invoices in a way the quantity surveyor can process without a phone call. Since 2010 we've delivered that for builders, developers and shopfitters across Surrey, from single extensions to phased residential sites.

The scope covers what sites actually need: tape and joint, skim where the spec wants a wet finish, metal stud and MF ceiling grids, screeds through the same package, and snagging visits that close items rather than debate them. RAMS and method statements are available on request, and our pricing — measured square-metre rates or day rates — is built to suit valuations and retentions rather than fight them.

What you're really buying is predictability: a site-ready team, rates stated before we start, and when something slips — weather, a late release, a trade overrunning — you hear it early, with a recovery plan. That's why most of our trade work is repeat work.

What trade plastering work do we take on?

We supply the full internal finishing package for trade clients: tape and joint, plaster skim, metal stud partitions, MF ceiling grids, dry lining and boarding, floor screeds and external render — as a complete package or as the specific trades your programme is missing. Single plots to phased sites, extensions to shop units.

For residential developers the typical shape is boarding, taping or skimming across plots in sequence, with floor screeding folded into the same package; for shopfitters it's metal stud, MF ceilings and tape and joint inside tight possession windows. We also take on the jobs sites prefer not to talk about: inherited bad work, snagging lists from a gang that vanished, and fire or flood reinstatement to a scope agreed with the contractor and loss adjuster — the same discipline as our insurance reinstatement work, at site scale.

How do we price trade and site work?

Two ways, your choice: measured square-metre rates for defined packages — boarding, taping, skimming and screeding priced per m² from your drawings or a site measure — or day rates for fluid work like snagging, remedials and shopfitting possessions where the scope moves. Rates are stated in writing before we start, and they hold.

Measured rates suit main contractors because they slot straight into valuations: we break the package down by plot, floor or phase, invoice against completed areas, and present applications a QS can certify without translation — retentions handled as routine, variations priced before they're done. Day-rate work is honest where measurement isn't: a two-day de-snag, patching after the electricians, a possession weekend. If it's going to run over, you hear it with time to decide — not on the invoice.

Tape & joint at scale: how we keep programmes moving

Tape and joint is the fast route to paint-ready walls on boarded sites: joints taped, filled in staged coats and sanded to a continuous finish without waiting for wet plaster to cure. Done with discipline it holds its quality across an entire floor of plots — which is precisely what distinguishes site work from domestic.

The discipline is sequencing and consistency: coats staged so the filler works ahead of the sanding, fixings and corner beads checked before they're buried, and the same standard on plot 14 as on plot 1 — checked under raking light before the decorator finds the proud joints, with de-snag visits scheduled into the programme rather than extracted afterwards. Where the spec calls for a full plaster skim finish instead, we price both options so you can weigh finish against programme with real numbers.

Working around other trades: sequencing and phased handovers

Plastering sits mid-programme, after first fix and before decoration, so our job is to take areas as they're released, finish them to sign-off, and hand them over without becoming the trade everyone else waits on. We plan in phases with your site manager and flag clashes early, while they're still cheap to solve.

In practice that means realistic area-by-area durations rather than one optimistic end date, gangs sized to the release schedule, and housekeeping that gives following trades no reason to mark us down. Skim and screed both add water to a building, so we coordinate drying windows with the decorator and flooring contractor. And when the programme compresses — it always compresses — we re-sequence with you rather than quietly thin the quality: weekend pushes and split gangs are available; signing off an area we know will bounce back as snagging is not.

What’s included

  • Measured m² or day-rate pricing
  • Tape & joint at scale
  • MF ceilings and metal stud
  • RAMS and method statements on request

When you need this

  • You're a main contractor or builder who needs a plastering and dry-lining package priced by m² against drawings
  • You're a developer with phased plots around Woking and a programme that can't absorb a flaky subcontractor
  • You're a shopfitter needing metal stud, MF ceilings and tape & joint inside a tight possession window
  • You run new-build snagging or customer-care and need consistent, tidy remedials plot after plot
  • You're managing a reinstatement project with a loss adjuster and need plastering to an agreed scope

How it works

  1. 1. Enquiry and measure

Send drawings or walk us round. We measure the package, ask the awkward programme questions early, and confirm what's in and out of scope in writing.

  2. 2. Rates and programme

Measured m² rates or day rates stated plainly, broken down by plot, floor or phase, with durations your site manager can actually build a programme around.

  3. 3. Production in phases

Areas taken as released, finished to sign-off standard and handed back — boarding, tape and joint, skim, MF ceilings and screeds sequenced with the trades around us.

  4. 4. Sign-off and de-snag

Joints checked under raking light before the decorator finds them, snag lists closed on scheduled visits, and areas signed off first time as the standing target.

  5. 5. Accounts without friction

Applications in valuation-ready format, variations priced before they're done, retentions handled as routine — paperwork a QS can certify without a meeting.

In Surrey

Local picture

Our trade work follows Surrey's building activity. Around Woking the developer sites keep a steady line of phased plots, new-build snagging and customer-care remedials in the diary — repeat work from contractors who learned we answer the phone. The extension belt through Esher, Cobham and Weybridge brings builder partnerships — skim, board and screed from one subcontractor instead of three. Shopfitting possessions come up across Kingston and the surrounding high streets, usually at short notice and odd hours, which suits a local team. We're based in West Molesey — central to the patch, close enough that a snag visit never waits for a route plan.

FAQ

Commercial Plastering — your questions, answered

What size of contract will you take on?+
From a single extension package for a local builder up to phased residential sites of a few dozen plots. We're honest about capacity: we'd rather decline a site than stretch across it, and we'll tell you our current lead time at enquiry. For larger sites we price by phase, which lets you test us on phase one before committing the rest.
Can you provide RAMS and method statements?+
Yes — risk assessments and method statements are supplied on request for any site that requires them, written for the actual tasks and the actual site rather than photocopied filler. We're used to inductions, permit systems and the general rhythm of managed sites, and our team turns up with PPE and paperwork sorted before the first morning.
Do you price from drawings or do you need a site visit?+
Either. For new-build and shopfitting packages we take off quantities from your drawings and return measured m² rates broken down by plot, floor or phase. For refurbishment, remedials and inherited problems we prefer to walk the job, because the drawings rarely show the part that's gone wrong. Rates are confirmed in writing either way, and held for the agreed programme rather than re-traded mid-site.
How do you handle valuations, applications and retentions?+
As routine, because for main contractors they are. We submit applications against completed areas your QS can certify without translation, price variations before the work is done rather than arguing after, and treat retentions as a normal part of the final account rather than a grievance. Your commercial team should spend no more time on our account than on your best subcontractor's — that's the standard we work to.
Can you rescue a job where the previous plasterers walked off?+
Yes. We'll walk the site, tell you plainly what's salvageable and what needs cutting out, and price the completion as measured work with the remedials itemised separately so you can see where the money goes. We won't badmouth the last gang or gold-plate the scope — you need the programme recovered, not a lecture.
Do you do out-of-hours and possession work?+
Yes. Shopfitting often only works at night or over a weekend possession, and we price that as day-rate work with expected shifts stated up front. Being based in West Molesey helps: short travel makes odd hours viable for Kingston and the surrounding high streets without a distant gang's premium. Tell us the possession window and we'll tell you straight whether the scope fits inside it.
